LEASING SERVICES:

Locating qualified tenants- Our broad range of advertising media, includes signs, flyers, website, outside T.V monitor and newspaper classifieds, enabling us to reach a large market of prospective tenants. Since we stay abreast of current market conditions, we can lease your property at its highest value and secure a tenant in the shortest possible time. Our vacancy lists are supplied to Total Realty associates, other area Realtors®, listing services on the internet, the Multiple Listing Service®, home finder agencies and independent leasing agents with referral fees paid to cooperating brokers.

Credit and background checks-A thorough credit, criminal, eviction employment and reference check is made on every tenant. This includes checking payment history with the credit bureau, verifying employment, validating current and past landlord references, and talking to personal references.

Lease agreement preparation-We provide you with current, up-to-date legal forms such as our lease agreement, addendums, pet clauses, and tenant information sheets.

MANAGEMENT SERVICES:

Rent collection-Timely collection of monthly rent payments and servicing late notices is our top priority. We offer tenants a 24 hour drop box, for convenience of paying payments.

Tenant communication-Explaining to each new resident their responsibilities in leasing your property is part of our communication service. Total Realty maintains communication with tenants throughout the term of their lease by mail, phone, email & personal contact.

Maintenance-Qualified, reasonably priced vendors who get the job done right are recommended as a part of our service. All vendors are licensed, and the overseeing of service contracts such as home warranty, pool, lawn and pest control companies is also included.

Computerized accounting services with monthly management reports-Our computer system keeps comprehensive, accurate records of income and expenses which pertain to your property. Timely monthly statements provide you with a full, itemized record of all transactions with copies of all paid bills attached. Our year-end statements and 1099 forms simplify the job of tax preparation for you and your accountant. Appropriate security deposits are held in escrow with Total Realty.
